Landlords have a duty to ensure the safety of their tenants. Our training sessions will provide guidance on how to comply with the Gas Safety (Installation and Use) Regulations 1998. You should ensure, as far as reasonably practicable, that your tenants remain safe in their homes.
Landlords are also expected to ensure their properties are electrically safe at the start and throughout their tenancy. This includes making sure the wiring, fuse boxes, etc are not dangerous. As such, for all landlords a regular visual inspection of the property to identify any potential issues with the electrical system is always a good idea in addition to carrying out a more detailed Inspection and Test (EICR) regime.
Letting Agents have responsibilities placed on them by the landlord they represent. Clear lines of management and control need to be implemented. You must ensure that Gas Contractors that you employ are qualified and competent to carry out servicing or installation work in tenanted properties. Are your procedures in place and will they ensure tenants’ safety at all times?
Environmental Health Organisations oversee catering establishments and may well visit fixed and mobile food outlets. As a regulator, you may be asked to visually inspect a catering unit where existing faults/dangers exist. Tour Operators need to ensure that the accommodation provided for holiday makers is a safe environment. Checks of gas appliances and installations will ensure that any person staying in such accommodation will not be affected by the operation of gas appliances. Our courses will raise awareness of the safe use and operation of gas appliances, their flues and ventilation requirements.
Builders engaged in refurbishment programmes must ensure that any work carried out will not affect the continued safe use of existing gas appliances. Contractors engaged in construction work need to be trained to a level that ensures that the actions of such individuals will not affect the safety of the homeowner/tenant. The management of any refurbishment programme needs to be carried out within the requirements of the Health and Safety at Work act 1974 and The Gas Safety (Installation and Use) Regulations 1998.
