CORGI Technical Services are deeply saddened by the tragic incident that occurred in Swanage last week, which led to three care home residents losing their lives. Our thoughts are with the residents, their families, the staff and indeed all those affected during this incredibly difficult time.
Whilst the police investigation remains ongoing, it has been reported that carbon monoxide poisoning is being considered as the primary line of enquiry. In light of this, we wish to emphasise the critical importance of carbon monoxide (CO) awareness. Landlords must, at a minimum, ensure that there are sufficient CO alarms fitted within their properties to comply with all relevant regulatory requirements.
It is vital too that we do not overlook the dangers of carbon monoxide within non-domestic and commercial settings. At present, there is no mandatory requirement to install carbon monoxide alarms in non-domestic plantrooms, which means the majority may not have any detection systems in place. However, responsible persons must have robust procedures to ensure plantroom safety between annual service visits and regular Landlord Gas Safety Record inspections. This is most often covered with quarterly checks. Additionally, DSEAR (Dangerous Substances and Explosive Atmospheres) Regulations mandate a minimum of six-monthly checks to ensure compliance and ongoing safety.
